Warm it up when selling your home at the end of the year

In my business, the 4th quarter (October-December) is a steady time for home sales. This year is proving to be no exception.


If listing a home during these months, there are a few details to consider:


  1. Focus on lighting: Leave lights and lamps on, consider adding exterior lighting to combat early sunsets. Sparkling clean windows will allow for maximum sun exposure any time of the year :)

  2. Create a cozy vibe: Stage with cozy blankets and pillows on couches and chairs. Leave the fireplace on (if that is a safe plan), keep the thermostat between 68-70 degrees, seal drafty areas, leave a tray of baked goods for visiting buyers,

  3. Limit holiday decor: Go as neutral as possible with white lights and simple greenery, limit favorite items to one room

  4. Don't forget curb appeal: Remove dead vegetation and leaves. Spread a layer of fresh mulch in all beds. Stage with winter planters full of colorful flowers. Clean gutters and remove dead tree branches. Shovel and salt as needed.

  5. Tune up seasonal systems: Have the chimney cleaned and inspected. Schedule an HVAC tune-up.
